$10,000–$30,000 per unit. Covers concrete slab or screw-pile footings, connection of 240V power, water supply and wastewater (septic or mains sewer), access track or hardstand if required. The biggest cost variable in the project — flat cleared serviced land sits at $10K–$14K per unit; sloped, remote or services-complex sites reach $25K–$30K. - Terrain: Flat cleared land = lowest cost. Sloped sites requiring cut-and-fill or engineered footings = significantly higher. Each 100mm of levelling adds cost.
- Services proximity: Units within 20m of existing power, water and wastewater = low connection cost. Each 50m of trench adds $1,500–$4,000 depending on ground conditions.
- Wastewater solution: Mains sewer connection (urban/peri-urban) = lowest cost. On-site septic or ATU = $8,000–$18,000 per system, typically shared across 2–4 units.
